Land · Farm

We know this land. We'll help you own it.

From working farms and recreational ground to residential homesites; we represent buyers and sellers who know what they want and need an agent who knows the territory.

We Specialize In

  1. 01

    Recreational Farms

Timber stands, creek frontage, wildlife corridors — and the infrastructure to use them. We evaluate terrain, access, and long-term management potential so you know what you're actually getting.

  2. 02

    Agricultural Land

Working farms, pasture, and tillable acreage. We assess water rights, soil quality, and operational viability before you close, not after you own the dirt.

  3. 03

    Residential Lots

Private homesites, estate lots, and small-acreage farms. Zoning, utilities, and build considerations reviewed upfront — so there are no surprises once you've acquired the property.

Market Expertise Is Essential

From working farms and recreational ground to residential homesites — we represent buyers and sellers who know what they want and need an agent who knows the territory. Property lines shift. Easements get contested. Timber rights are often held separately. We've worked on these deals across the state and that experience means we know what questions to ask, what to look for on property inspections, and when a deal isn't worth doing.

Stephen Brown

Co-Founder · Land + Investment

Stephen Brown got his start in real estate at an early age, assisting his grandfather with rental property projects and renovations. He graduated from East Tennessee State University with a degree in Finance and later completed his education in Accounting at Lipscomb University. After beginning his career in banking, Stephen transitioned into real estate and accounting, currently serving as a partner in a Chattanooga-based family office focused on acquiring and operating multifamily assets and partnering with investors to create long-term value across growing Southeast and Midwest markets. He began investing in real estate in 2013 in the Nashville market and has since been actively involved in buying, selling, and renovating properties. Today, he continues to expand his portfolio and focus on long-term real estate investment opportunities.

Land · Franklin & Middle Tennessee

Born and raised in Franklin, Tennessee, Sterling is proud to call this community home. After attending Harding University, where he met his wife, the path back to Franklin was always clear. There was never any question that this was where they wanted to raise their family. Today, he and his wife are raising their three children in the town that has shaped generations of memories. As Middle Tennessee continues to grow and attract people from across the country, Sterling takes great pride in helping clients discover not only exceptional homes, but also the character, heritage, and sense of community that have defined this remarkable place for decades. Real estate is about more than buying and selling property — it's about finding where life unfolds. With deep local roots, trusted insight, and a genuine appreciation for the traditions that make Franklin unique, Sterling is dedicated to helping every client feel at home in the community he has been privileged to call home his entire life.

Land · Residential Sales · Nashville & Middle Tennessee

Sam Coates grew up in Mediapolis, Iowa, and graduated from the University of Iowa with a degree in Marketing Management. He got his start in digital media during college, developing a sharp understanding of how attention works and how people make buying decisions. After graduating, he moved to Nashville and co-founded Drifters Media, a digital media and marketing company focused on turning attention into real business results. He came to real estate to apply that same approach in a more direct, transactional space—and joined Vale Partners because he saw that many properties are under-marketed and don't stand out the way they should. At Vale Partners, he brings a marketing-first lens to land and residential sales: not just how to find and evaluate properties, but how to position them to attract the right buyer and close. He values long-term relationships over quick transactions and is focused on making the process straightforward for every client across Nashville and Middle Tennessee.

Outside the office

Hunting, golfing, and a pool game he takes more seriously than he'll admit.
